We have a software where we can determine up-front (before writing an offer) if a client will receive an appraisal waiver on a property. This is available for Conventional loans only but can be a real help in determining details of an offer. Just call us ahead of time with the address and offer price and we can quickly let you know if we will require an appraisal on that property.

At our Benchmark branch, we have an appraiser panel that was hand-chosen by us because of their client support, extensive knowledge of Kansas City's neighborhoods, and good track records for smooth transactions.

Appraisal History
We get TONS of calls from agents to "fix" files in which an appraisal came in unexpectedly low with another lender. Yes, we have appraisals come in low sometimes, but from an historical perspective, our track record with values is head and shoulders above the rest.
